Seven Oaks is Eanes ISD's acreage enclave off Bee Cave Road — about 153 custom estates on 1–6 acre lots along Marly Way, with a small-sample 12-month median around $5.5M. It's for buyers who want land and privacy without leaving Westlake.
Key Takeaways
With about 153 homes and only a few sales a year, Seven Oaks is a neighborhood where the next estate often sells in a private conversation. Owners here care about privacy, and many would rather talk to a qualified buyer than put their home on the portals. I keep in touch with the neighborhood and use Johnny's Off Market Private Luxury Listings to reach sellers and agents who aren't advertising. If you want first look, let's talk.

Pocket Listings — Not on Zillow
The best Seven Oaks homes often trade before they ever hit Zillow, Realtor.com or the public MLS.
At this price and with this few homes, a public listing is often the last step, not the first. The best Seven Oaks estates can trade quietly to a buyer who was already lined up. Call me before you search anywhere else — the good ones move fast and won't wait for an open house.
Neighborhood figures are a 12-month MLS median (Sep 2025–Aug 2026, via public MLS-based reports). With only three or four sales in a year — one public report showed four sales and a median closer to $5.3M — one estate can move the median by hundreds of thousands, so treat it as a rough guide. I'll pull closed and off-market comps for any home you're serious about.
I've been selling Austin luxury real estate for 20 years, and Seven Oaks is one of those addresses where, when someone tells me they live there, I immediately know three things about them: they wanted real acreage without leaving Eanes ISD, they value privacy more than a busy amenity center, and they were looking for a custom home, not a production floor plan.
Seven Oaks is an acreage neighborhood in 78733, in Travis County, north of Bee Cave Road (FM 2244) and west of Loop 360. The main road in is Marly Way, which winds through the neighborhood and keeps through traffic out. It's about 15 minutes from downtown Austin outside rush hour.
The neighborhood has about 153 homes on lots of roughly 1 to 6 acres. It was developed as a low-density acreage community in the early 2000s and hosted the 2006 Parade of Homes. The land is known for mature oaks and Hill Country views, and many lots look across canyons or a greenbelt.
The homes are custom: Mediterranean and Tuscan villas, Texas Hill Country estates and a growing number of contemporaries, typically from about 4,000 to more than 10,000 square feet. Casitas, big pools and outdoor entertaining areas are common. The newest homes are rebuilds — one Marly Way home built in 2024 has about 8,700 square feet on about an acre.
On privacy: many homes have their own gates, and one public source describes gated entries, but I couldn't confirm that the whole neighborhood is gated, so confirm access for the section you're looking at. Architectural guidelines and deed restrictions apply, so read the documents before planning a remodel.
Seven Oaks has an Austin mailing address. The reported 2025 tax rate (about 1.43%) is below a typical City of Austin rate, so confirm the taxing units for any address with Travis CAD. Nearby are the Omni Barton Creek Resort, Hill Country Galleria, Wild Basin Wilderness Preserve and the Barton Creek Greenbelt.
Bands are based on a very small sample (3–4 closed sales in the 12-month MLS report, Sep 2025–Aug 2026). The lines are approximate.
Seven Oaks is served by Eanes ISD. Recent Seven Oaks listings show Barton Creek Elementary, West Ridge Middle School and Westlake High School. Current Eanes ISD campuses are Barton Creek, Bridge Point, Cedar Creek, Eanes and Forest Trail elementaries; Hill Country and West Ridge middle schools; and Westlake High School. Older listings sometimes show a campus that has since closed or consolidated, so always check the current Eanes ISD attendance zones. (Confirm assigned campuses for any specific home.)
The acreage buyer — Wants 1 acre or more, a pool, a casita and no neighbor looking into the backyard, while staying in Eanes ISD.
The relocating executive — Wants a true estate about 15 minutes from downtown.
The rebuilder — Buys an early-2000s estate on great land and builds the modern home they really want.
Everyday errands happen along Bee Cave Road and at the Village at Westlake. For bigger shopping and dining, Hill Country Galleria in Bee Cave is a short drive west.
The Omni Barton Creek Resort & Spa is close for golf, the spa and dining. Wild Basin Wilderness Preserve and the Barton Creek Greenbelt cover the trails, and the Lake Austin and Lake Travis boat ramps are both reachable for a day on the water.
If you want a gate and to be closer to Lake Austin, Rob Roy. If you want the golf club, Barton Creek (just check the school district by address). If you want real acreage and privacy in Eanes ISD, Seven Oaks is the one. I'm happy to tour all three with you in one afternoon.
Selling Seven Oaks is about the details that don't show up online: how usable the acreage is, the views, the setbacks and deed restrictions, and what it would cost to build what the buyer really wants. At this price, those details are the whole deal, and getting them right is exactly the work I love.

Very few sales make pricing hard, larger lots mean more upkeep, there's no big amenity center, deed restrictions limit what you can build, and Bee Cave Road traffic at rush hour is real.

Two things stand out. Seven Oaks has the largest median home size of any Eanes-area neighborhood I track at 6,529 square feet, and despite the price point it sold faster than almost anything comparable at a 26-day median. See how it ranks against every other Westlake-area pocket in the 2026 Westlake market report.
