I've been selling Austin luxury real estate for 20 years, and Camelot is one of those addresses where, when someone tells me they live there, I immediately know three things about them: they cared more about the lot and the trees than the finishes, they wanted Eanes ISD without paying a big-name-subdivision premium, and they probably have a remodel or rebuild plan somewhere in the back of their mind.

Camelot is a small, established subdivision in the Westlake area of 78746, in Travis County. It sits off Bee Caves Road near Loop 360 (Capital of Texas Highway), about eight miles from downtown Austin. The street names give it away — Castle Ridge Road, Lancelot Way and King Arthur Court — and so do the hills: the streets wind along the slopes, with mature oaks and cedar over most lots.

The homes are mostly older. Public records on Camelot addresses show homes built as early as 1962 and plenty from the 1970s and 1980s, from single-story mid-century houses with native limestone walls to larger two-story contemporaries and ranch-style homes. Average home sizes run well above typical Austin homes, and a few addresses on Castle Ridge Road are two-unit properties, so read every listing carefully.

Lot size is the real story. Lots here vary a lot: some are around a third of an acre and others are well over two acres, with slopes, a wet-weather creek or Hill Country views. That spread is why Camelot prices are hard to average, and why the same street can hold a modest original house and a serious custom rebuild.

On jurisdiction: Camelot homes carry an Austin mailing address, and while people call the whole area "Westlake Hills," Camelot is not in the City of West Lake Hills city limits — public listing data for at least one Camelot home says there's no city property tax, with water from Travis County WCID 10. Taxing units can differ by lot, so I always confirm with Travis Central Appraisal District before a buyer writes an offer.
