With only a handful of homes, Comanche Point opportunities are rare — the best path in is usually a private conversation with an owner who's thinking about the next chapter. Call me before you search anywhere else — the good ones move fast and won't wait for an open house.
There are too few sales to publish honest price bands or a median for Comanche Point itself — every home here is priced on its own frontage, boathouse and views. Metro context: the Austin metro sits around a ~$440K median, ~4.7 months of inventory and ~67 days on market — so compare honestly.
I've been selling Austin luxury real estate for 20 years, and Comanche Point is one of those addresses where, when someone tells me they live there, I immediately know three things about them: they wanted deep water above everything else, they value privacy over amenities, and they didn't need a gate because almost nobody knows the street exists.
Comanche Point sits on the east/north shore of Lake Travis, off Comanche Trail between Bob Wentz (Windy Point) Park and the Cypress Creek arm, near Hippie Hollow and The Oasis. You reach it from RR 2222 via Bullick Hollow, Oasis Bluff Drive, Comanche Trail and Ridgetop Terrace.
It's a tiny MLS subdivision — the census area counts just a few dozen residents — inside the larger Comanche Trail neighborhood. Water comes from a MUD and homes are on septic.
What makes it special is the frontage. Lots along Ridgetop Terrace run from roughly two-thirds of an acre to about 2.4 acres, with 200 to 560+ feet of deep-water shoreline. Because the terrain is steep bluff, homes use carved stairways, grottos or even funiculars to reach two-story boathouses at the water.
Don't confuse it with "Comanche Point" at Point Venture across the lake — that's a different subdivision, and MLS portals sometimes mix the two.
With so few sales, I price Comanche Point homes individually against the wider Four Points and Steiner Ranch waterfront.
Comanche Point is served by Leander ISD. Recent listings show Grandview Hills Elementary, Four Points Middle and Vandegrift High School. Some sources list older assignments, so confirm the current campuses with the district. (Confirm assigned campuses for any specific home.)
The serious boater — Wants deep water and a real boathouse, full stop.
The privacy seeker — Wants a home that doesn't show up on anyone's weekend drive.
The Four Points family — Wants Vandegrift and a lake home without leaving the Four Points area.
The Oasis on Lake Travis, at 6550 Comanche Trail, is the famous sunset spot just down the road. Windy Point Park is a local favorite for windsurfing and diving, and Hippie Hollow Park is nearby.
Everyday errands and restaurants are along the Four Points corridor at RR 620 and RR 2222.
If you want amenities and neighbors, Steiner Ranch. If you want a lake village with more choices, Volente. If you want deep water and privacy and can wait for the right home, Comanche Point is the one. I'm happy to tour all three with you in one afternoon.
