I couldn't find a reliable Siesta Shores–only median, so these are real listings and the zip-wide numbers — asking prices aren't sale prices. Metro context: the Austin metro sits around a ~$440K median, ~4.7 months of inventory and ~67 days on market — so compare honestly.
I've been selling Austin luxury real estate for 20 years, and Siesta Shores is one of those addresses where, when someone tells me they live there, I immediately know three things about them: they wanted real Lake Travis access without a big HOA, they like an older lake neighborhood with character, and they value Lake Travis ISD.
Siesta Shores is a property owners association community in Spicewood, in western Travis County, on the south side of Lake Travis north of Highway 71 near Bee Creek Road. It has two sections — Siesta Shores I and II — and dates back to 1965.
It's a true mix. Some homes sit right on the water with private docks, some have lake views and use the community ramps, and some are on inland lots of up to 2+ acres. Lots run from about a quarter acre to more than 2 acres, and homes range from 1960s–70s cottages to homes built in the 2020s.
The POA maintains two private lakefront parks and two boat ramps for owners. Siesta Shores Marina, a separate business open since 1998, has 62 slips, dry storage and a public ramp in a protected cove that the marina says stays usable down to about 650 feet of lake elevation.
Next door, the new Travis Club — about 1,500 acres and roughly 700 homesites with private golf and a marina, with first move-ins planned for early 2027 — is bringing a new luxury layer to this part of Spicewood.

For bigger shopping and dining, Hill Country Galleria in Bee Cave is the go-to.
If you want gated luxury, Barton Creek Lakeside. If you want a small village with more services, Briarcliff. If you want a dock, low dues and the most lake for the money, Siesta Shores deserves a look. I'm happy to tour all three with you in one afternoon.
Siesta Shores rewards buyers who know what they're looking at. Two homes on the same street can have completely different water, and the lot often matters more than the house. Walking a buyer through that — and helping sellers show it — is where I add the most value.
