Senna Hills is the amenity neighborhood of Eanes ISD's west side — pool, tennis, trails and Hill Country views off Bee Cave Road, homes built 1994–2012, and a 12-month median around $1.35M. It's one of the most accessible ways into Westlake High.
Key Takeaways
Senna Hills is one of the more accessible ways into Eanes ISD, and well-priced homes here can go under contract in days. The best updated homes and view lots often sell to buyers who were already waiting. I track the neighborhood closely and use Johnny's Off Market Private Luxury Listings to reach owners and agents before homes hit the portals. If you want first look, let's talk.

Pocket Listings — Not on Zillow
The best Senna Hills homes often trade before they ever hit Zillow, Realtor.com or the public MLS.
When a median home goes under contract in about four days, the buyer who hears about it early usually wins. Some Senna Hills homes never really make it to a public open house. Call me before you search anywhere else — the good ones move fast and won't wait for an open house.
Neighborhood figures are a 12-month MLS median (Sep 2025–Aug 2026, via public MLS-based reports), with 78733 context from Redfin. Twelve sales is a modest sample, and the four-day median reflects how quickly well-priced homes sell, not every listing. I'll pull live comps for any home you're considering.
I've been selling Austin luxury real estate for 20 years, and Senna Hills is one of those addresses where, when someone tells me they live there, I immediately know three things about them: they wanted Eanes ISD with a pool, courts and trails included, they prefer a newer house with a tile roof to a 1970s remodel, and they were ready to move fast when the right one came up.
Senna Hills is a planned neighborhood in 78733, in Travis County, north of Bee Cave Road (FM 2244) between Loop 360 and RM 620, reached via Senna Hills Drive. It's about 13 miles from downtown Austin and a short drive to Hill Country Galleria, with Highway 71 and Loop 360 both close by.
The neighborhood was established in 1994 and built out through about 2012 by production and semi-custom builders, including Drees, Taylor Morrison, David Weekley and Scott Felder, plus local custom builders. Homes range from about 1,800 to 4,600 square feet with 3 to 6 bedrooms. Older homes are more traditional, and the newer ones often have tile roofs and a Spanish look.
Lots are typically about a quarter acre to 0.35 acre, and many streets have Hill Country views. Public sources put the size at a few hundred homes, though counts vary (I've seen about 350 and more than 400), so I don't lean on an exact number.
Amenities are the big draw. The Senna Hills Owners Association runs a community center with a clubhouse, lap and wading pools, lighted tennis and basketball courts, a playground, picnic areas and about two miles of trails added in 2009. HOA membership is mandatory, and one 2026 listing showed dues of $80 a month. Confirm the current amount for any home.
Water and sewer come from the Senna Hills Municipal Utility District, so budget for a MUD tax on top of the county and school taxes. The reported 2025 total rate was about 1.69%, and I always confirm the exact taxing units with Travis CAD.
Bands are based on 12 closed sales in the 12-month MLS report (Sep 2025–Aug 2026). The lines between bands are approximate.
Senna Hills is served by Eanes ISD. It is zoned to Barton Creek Elementary, West Ridge Middle School and Westlake High School, according to the HOA and recent listings. Current Eanes ISD campuses are Barton Creek, Bridge Point, Cedar Creek, Eanes and Forest Trail elementaries; Hill Country and West Ridge middle schools; and Westlake High School. Older listings sometimes show a campus that has since closed or consolidated, so always check the current Eanes ISD attendance zones. (Confirm assigned campuses for any specific home.)
The Eanes ISD value buyer — Wants Westlake High and Barton Creek Elementary at a price closer to $1.3M than $2M.
The amenity-first buyer — Wants the pool, tennis courts and trails a short walk from home.
The move-up buyer — Wants a 2000s-era home with more space and fewer surprises than an older Westlake remodel.
Hill Country Galleria is the go-to for shopping, dinner and a movie, and the Bee Cave Road corridor and the Village at Westlake cover groceries and everyday errands on the way into town.
Inside the neighborhood, the clubhouse, pools and trails do a lot of the work, and the HOA lists community events through the year. The Omni Barton Creek Resort, Wild Basin Wilderness Preserve and the Barton Creek Greenbelt are all close for golf and hiking.
If you want bigger, more varied lots, Cuernavaca. If you want to be closer to MoPac and a 78746 address, Lost Creek. If you want a pool, courts and a newer house in Eanes ISD, Senna Hills is the smart pick. I'm happy to tour all three with you in one afternoon.
Senna Hills moves fast, so pricing and preparation matter a lot. For sellers, that means getting the price right and making a strong first impression. For buyers, it means having financing ready and knowing the builder floor plans cold. That's a game I love to play for my clients.

Senna Hills is one of the fastest-moving pockets in the entire Eanes ISD area, with a 14-day median market time, and at $378 per square foot it is well under the 78733 and 78746 medians. That combination is why it rarely stays available long. Full area context in the 2026 Westlake market report.
