Lago Vista's true waterfront homes are concentrated on a handful of streets, and the best ones often sell to people who already know the area. Call me before you search anywhere else — the good ones move fast and won't wait for an open house.
The city-wide median includes condos, townhomes and inland homes — waterfront is a very different market inside the same zip code. Metro context: the Austin metro sits around a ~$440K median, ~4.7 months of inventory and ~67 days on market — so compare honestly.
I've been selling Austin luxury real estate for 20 years, and Lago Vista is one of those addresses where, when someone tells me they live there, I immediately know three things about them: they did the math on south-shore prices, they value space and views over a short commute, and they didn't need a Galleria down the street.
Lago Vista is an incorporated city on the north shore of Lake Travis in Travis County, about 20 miles northwest of downtown Austin along RM 1431, Lohman Ford Road and Boggy Ford Road. It incorporated in 1984 and had about 8,900 residents at the 2020 census, with estimates around 10,500 today.
It began as a planned recreational community in the 1960s, and it still feels like one: the 18-hole Lago Vista Golf Course, lake parks run by the property owners' association, and Rusty Allen Airport, a city-owned general-aviation field on the north edge of town.
Most of Lago Vista is hillside lake-view or inland homes. True lakefront is concentrated in specific pockets — Lakeshore Drive, Watercliffe Drive, Waterford on Lake Travis and The Reserve/Marshall's Harbor area. Point Venture, the peninsula next door, is a separate village with its own page.
The Balcones Canyonlands National Wildlife Refuge borders the city, which helps protect the hill-country views.

Weekends revolve around the lake and the outdoors: Arkansas Bend Park (a Travis County park with a boat ramp), the POA's lakefront parks, the golf course and the adjacent wildlife refuge.
If you need to be in Austin daily, the south shore usually wins. If you work from home or value space and views over convenience, Lago Vista offers more house and more lake for the money. I'm happy to tour all three with you in one afternoon.
Lago Vista is where I help buyers stretch their dollar the furthest on Lake Travis. The trick is knowing which streets have true deep-water frontage, which POA parks a lot can use, and which homes will hold up at resale. That's local knowledge you can't get from a search filter.
