With over 2,300 active listings across the Lake Travis corridor and prices from the high-$100Ks to $60M+, this is one of the deepest luxury waterfront markets in Texas — the hard part isn't finding inventory, it's picking the right pocket.
I've sold Austin luxury real estate for over 20 years — 300+ transactions, $250M+ in career sales — and Lake Travis is where I spend more time helping buyers narrow down *where* than helping them find *what's available*. Unlike some of Austin's tighter waterfront enclaves, Lake Travis has genuine depth: dozens of distinct communities, each with a different personality. Here's how I'd break it down if you were sitting across from me right now.
Eight pockets come up in almost every serious buyer conversation: Lakeway, Rough Hollow, Spicewood, Hudson Bend, Briarcliff, Lago Vista, Point Venture, and Vineyard Bay.
Lakeway is the most established — golf, marinas, and a full town center built around it. Rough Hollow layers a resort-style amenity package (yacht club, tennis, trail system) onto newer construction. Spicewood trades density for acreage and Hill Country views, further from the crowds. Vineyard Bay, a gated peninsula community on the Hurst Creek arm near Lakeway with roughly 84-89 custom homes on 1+ acre lots, a private marina, boat ramp, and even a helipad, is one of the more overlooked gated options in the $3.2M-$7M range for buyers who want privacy without leaving the Lakeway school and shopping corridor.
Lake Travis offers a far wider range — both cheaper and, at the top, comparably expensive.
Because Lake Travis has so much more shoreline and so many more platted communities, entry-level lake-view and near-water properties can start well under $1M in areas like Lago Vista or Point Venture, while true waterfront in Lakeway or Rough Hollow runs from the $1.5M-$3M range up into the $8M-$17M range for larger estates. At the very top, current inventory has included listings as high as $63M. Compare that to Lake Austin, where there's simply less land and fewer price tiers — Lake Austin's tightest streets skip straight from the mid-$3Ms to $10M+ with almost nothing in between.
It's a real factor, not a dealbreaker, but it changes how you should think about docks and boathouses.
Unlike Lake Austin, which the LCRA holds at a constant level, Lake Travis is a flood-control lake that can and does drop significantly during drought years, sometimes leaving docks high and dry for extended stretches. Buyers who prioritize guaranteed year-round boat access sometimes look at Lake Austin instead for that reason. Buyers who prioritize space, amenities, and price flexibility tend to accept the tradeoff, especially since most established communities design docks and boat slips to handle a wide operating range.
It's a lifestyle question more than a financial one.
Lakeway and Rough Hollow put you inside an active, amenity-rich community — golf, a yacht club, restaurants, and a shorter drive to shopping and Lakeway's town center. Spicewood is a different pace entirely: bigger lots, more privacy, Hill Country topography, and a longer drive for daily errands. Both markets have performed well; Spicewood in particular has posted strong year-over-year appreciation as buyers increasingly prioritize space and privacy over walkability.
The broader market has softened more than Lake Travis has.
Austin metro's median sits around $440K, roughly 20-25% off the May 2022 peak, with about 4.7 months of inventory and homes averaging 67 days on market. Price declines have slowed from -15.5% in 2023 to something closer to flat today, which looks like a bottom rather than continued softening. Lake Travis's luxury tier has followed a milder version of that pattern — some price adjustment in 2023-2024, but nowhere near the correction seen in Austin's broader $1M+ segment, because lake and golf-course lots simply don't get replaced at the rate inland subdivisions do.
For financed buyers, often yes, especially on newer construction where builders are motivated to offer one.
With rates around 6.0-6.5% in mid-2026, a 2/1 buydown on a $700K loan takes year-one payments from about $4,657/month at 7% down to roughly $3,340/month, about $1,300/month back in your pocket while you settle in or wait for a refinance opportunity. In communities like Rough Hollow with active new-construction inventory, builders are frequently willing to fund a buydown as part of negotiations — always worth asking before you assume the listed rate environment is fixed.
Vineyard Bay is smaller, more private, and amenity-rich in a different way than most Lakeway sections.
With only 84-89 total homes, a private marina and boat ramp, pool and cabana, tennis courts, a clubhouse, and even a helipad, Vineyard Bay functions almost like its own small resort community rather than a typical subdivision. It sits on the Hurst Creek arm, close to Hudson's on the Bend, one of the area's best-known destination restaurants. For buyers who want a gate and genuine exclusivity without leaving the broader Lakeway/Lake Travis ISD footprint, it's one of the more underrated options I show.
Drive times and water-level variability are the two most common complaints I hear after closing.
Most of Lake Travis is genuinely further from downtown Austin than the closer-in Lake Austin enclaves — 30-45 minutes depending on the specific community and time of day. And as covered above, the lake's managed water level means docks and shoreline access can look different in a drought year than in a wet one. Neither is a reason to avoid the lake; both are things I make sure every buyer sees and budgets for before they fall in love with a specific house.
Lakeway and Rough Hollow, both zoned to Lake Travis ISD, are the most popular choices among family buyers, largely because of the district's reputation and the concentration of other young families in those communities.
