Here is how I read that table.
1. Speed is the real change. Half of this year's sales went under contract in about a week and a half. In 2025 the typical home sat for five weeks. If you are buying in Meridian now, the well-priced homes are gone before the second weekend.
2. The median price jump is mostly mix. The median rose from $750,000 to $910,000, about 21%. But price per square foot did not move at all, and the median home that sold was 400 square feet bigger. Larger homes made up more of this year's sales. That is not the same as every home in Meridian being worth 21% more, and I would not price or offer as if it were.
3. Negotiating room collapsed. In 2025 the typical seller gave up 6.7% off original list. In 2026 it is 1.3%. On a $900,000 home, that is roughly $48,000 less room for a buyer to work with.
On the counts: 2025 is twelve months and 2026 is about nine, so 27 versus 15 means a busier year, not a trend line to extrapolate.
Meridian sits right beside Circle C Ranch, and most buyers think of it as part of the Circle C area: same ZIP, the same Gorzycki Middle and Bowie High feeder, and the same Veloway, Circle C Metro Park and Grey Rock Golf & Tennis minutes away. Officially it is its own master-planned community with its own HOA, pool, pavilion and 10-acre Bear Lake. The Circle C HOA limits its own pools and community centers to Circle C dues-paying households. Meridian also has one gated section, Meridian Park Estates: 55 custom homes built between 2015 and 2021, reached through the main neighborhood. Buyers cross-shop Meridian and Circle C constantly. Since Meridian homes run large, the fair comparison is Circle C-area homes of 3,500 to 5,500 square feet:

The Circle C columns are ZIP 78739 closed single-family homes, 3+ bed / 2+ bath, in the stated size band, January 1 to September 25, 2026. They are size-matched ZIP cohorts, not a single subdivision.
What this tells you: a Meridian home and a large Circle C-area home are close in size and age, and both sell fast. The difference is the rate. Meridian closed about $18 per square foot below the size-matched Circle C cohort ($255 versus $274). On a 3,600 square foot house, that is roughly $66,000, for a neighborhood with its own 9/10 elementary school inside it.
That is the value case for Meridian in one sentence: Circle C-sized houses and Circle C-level schools, at a lower price per foot.
Meridian is in Southwest Austin, ZIP 78739, along Meridian Park Boulevard, right next to Circle C Ranch. Most of it is in Travis County. Of the 26 2026 listings whose records I checked, 25 were in Travis County and one was in Hays County, so the county line does touch the neighborhood. The property tax bill follows the county, so check the appraisal district for the specific address.

Meridian was built out largely from the mid-2000s into the 2010s, and the median home that sold in 2026 was built in 2009. These are big houses by Southwest Austin standards: the median 2026 sale was about 3,600 square feet, and the range ran from $585,000 to $2,535,000. The top of that range includes larger homes on larger lots; the entry level is closer to 2,500 to 3,000 square feet.
Because the homes are newer than much of Southwest Austin, condition varies less here than in the 1980s neighborhoods nearby. What moves price most is size, lot and layout, especially a primary bedroom on the main floor.
Yes. Meridian HOA is run by a volunteer board and professionally managed by Goodwin Management. According to the association, amenities include the community lake and trails and a pool and pavilion area. Dues are not published on the association site, so confirm the current assessment in the resale certificate before you close.
The growing family that needs 3,500+ square feet, wants the Bowie feeder, and would rather have an elementary school inside the neighborhood.
The Circle C cross-shopper who likes the location but sees that the same size house closes for less per foot here.

Downtown is a MoPac (Loop 1) drive north. Off-peak it is quick; at rush hour MoPac sets the pace, so test it at 8 a.m. if you will commute daily. SH-45 connects Meridian east to I-35 and west toward Dripping Springs.

With homes from 2,500 to over 5,000 square feet trading in the same subdivision, a single median price says little about what a specific house is worth.
