Highpointe is 740 acres of Hill Country off FM 1826 with an Austin address, a Hays County tax bill and Dripping Springs ISD schools. Thirty-four homes closed there in the last year at a median of $803,875 and $246.44 per square foot, in 20 days. Price per foot has been flat for two years — what changed is how fast it sells.

What clients say
“Johnny not only helped me buy a great home in Lakeway at a great price back in January of 2021 but he then helped me sell that same house for over $200K of what we purchased it for only 9 months later. Johnny helped us get an offer that was $50K over our asking price. We are extremely happy with Johnny as our "go-to" guy for anything related to real estate.”
Ryan B. · Lakeway buyer & seller
“Johnny guided us to our dream home. He understood exactly what we were looking for and he made the process flow smoothly and gracefully. I never imagined buying a house could feel so easeful! We are so grateful we had Johnny to show us just how smooth the process can be!”
Brandilyn B. · Lake Travis buyer
“I am so grateful that my family and I found Johnny! Johnny is incredibly hardworking, knowledgeable, and detail-oriented, and he TRULY cares about his clients. He worked nonstop to help us find our perfect home and we couldn’t be happier with the results of his hustle and care.”

The 15-second answer
Highpointe is a 740-acre master-planned community in the 78737 ZIP, Hays County, zoned to Dripping Springs ISD, on the Austin side of the district off FM 1826. Thirty-four homes closed there in the last twelve months at a median of $803,875 and $246.44 per square foot, in a median of 20 days.
The amenity package is the reason people pay up: four pools, a clubhouse, a fitness center with a dance and yoga studio, two tennis courts, a basketball court, soccer and baseball fields, a lake with a walking trail, and trails throughout. Building is essentially finished, so what trades here is resale, not builder inventory.
Two twelve-month windows of closed sales from the Austin Board of REALTORS MLS, pulled September 24, 2026. Closed sales only — no active listings mixed in, which is how most "market updates" quietly inflate themselves. Both windows are complete result sets.
Metric | Sep 2024 – Sep 2025 | Sep 2025 – Sep 2026 | Change |
|---|---|---|---|
Closed sales | 40 | 34 | −15% |

1. Highpointe did not appreciate this year. The mix changed. Median price rose 7%, which sounds like a good year, but price per square foot moved from $246.29 to $246.44 — six one-hundredths of one percent, which is statistical noise. The entire increase came from the median home being 118 square feet bigger. Hold the house constant — same bedroom count, same bath count, same size band — and the increase is 0.8%, which is the table below. If you own here and someone tells you your house is up 7%, ask them what happened to price per foot.
2. What genuinely changed is speed and leverage. The median home went from 31.5 days to 20 days and from closing at 95.5% of list to 97.2%. Same price per foot, but sellers are giving up roughly $14,000 less on an $800,000 house and waiting eleven fewer days for it. That is a meaningfully better market to sell into, and it is invisible if you only look at the median price.
3. Volume fell while conditions improved. Forty closings became thirty-four. Fewer people are choosing to sell, and the ones who do are getting closer to ask, faster. That is a supply story, not a demand story, and it is the thing to watch here over the next year.
A median across everything that sold is a weak number, because the mix of what sells changes. So this table holds the home constant — 3 or more bedrooms, 2 or more full baths, 2,500 to 4,000 square feet — in every column.
Matched homes | 2025 | 2026 | Last 90 days |
|---|---|---|---|
Median close price | $751,250 | $807,500 | $807,500 |
Median close $/sq ft | $247.75 | $249.63 | $246.26 |
Median days on market | 31.5 | 20 | 33 |
Median close-to-list | 95.5% | 97.1% | 95.4% |
Median size | 3,051 sq ft | 3,142 sq ft | 3,099 sq ft |
Matched properly, Highpointe is up 0.8% per square foot in a year — $247.75 to $249.63. That is flat. The 7% jump in the headline median is a mix effect, nothing more, and any pricing conversation built on it is built on sand.
The last ninety days are worth watching. Only seven homes closed, so it is a signal rather than a fact, but market time went back up to 33 days and close-to-list slipped back to 95.4%. If that holds through the fall, the sellers’ advantage that showed up in the full-year numbers is already fading.
Size band | Closed 2025 | $/sq ft 2025 | Closed 2026 | $/sq ft 2026 | Days on market |
|---|---|---|---|---|---|
Under 2,500 sq ft | 2 | $256.26 | 1 | $233.90 | 77 → 5 |
2,500–4,000 sq ft | 36 | $247.75 | 31 | $249.63 | 31.5 → 20 |
4,000+ sq ft | 2 | $209.83 | 2 | $199.02 | 71 → 199.5 |
Highpointe is a one-size neighborhood. Thirty-one of the thirty-four closings this year sat in the middle band, and that band is the only one with enough sales to price against. The other two rows are two homes apiece and should be read as anecdotes, not comps. I am showing them because the pattern is consistent across both years and it is useful directionally: large homes here trade at a discount per foot and sit far longer — nearly 200 days for the two that sold this year.
If you own a 4,000-plus square foot home in Highpointe, that is the single most important sentence on this page for you. Your comps are not in your neighborhood. We price yours against the wider 78737 and Dripping Springs ISD market and we plan for a longer runway.
Last 12 months | Highpointe | Parten | Dripping Springs 78620 |
|---|---|---|---|
Median close price | $803,875 | $977,464 | $613,000 |
Median close $/sq ft | $246.44 | $287.23 | $244.89 |
Median days on market | 20 | 61.5 | 43 |
Median size | 3,169 sq ft | 3,372 sq ft | 2,590 sq ft |
Median year built | 2014 | 2025 | 2021 |
Read the second row before the first one. Highpointe’s median home costs 31% more than the median home in the Dripping Springs 78620 market, but it costs almost exactly the same per square foot — $246.44 against $244.89. You are not paying a premium rate here. You are buying a bigger house at the same rate, in a community with four pools and a lake, and you are getting it in 20 days instead of 43.
Against Parten, the newer community a few minutes down FM 1826, the gap is the age of the houses. Parten is selling 2025 construction at $287 a foot. Highpointe is selling 2014 construction at $246. That $41 per foot is what new costs, and on a 3,300 square foot house it is about $135,000. Whether that is worth it is a real question with a real answer, and it depends on you.

I have been selling Austin real estate for 20 years, and Highpointe is one of those communities where the amenity list does the selling and nobody checks the math underneath it. So let me give you both.
It is roughly 740 acres of Hill Country off FM 1826, with an Austin mailing address, a 78737 ZIP, a Hays County tax bill and a Dripping Springs ISD school assignment. That combination is the whole appeal and it confuses people constantly: you tell someone you live in Austin, your kids go to Dripping Springs schools, and your property tax rate is a Hays County rate. Rolling terrain, heavy oak cover, natural springs and ponds, and a community lake with a walking trail around it.
It was built out over roughly fifteen years by a rotation of builders — Buffington, Pulte, Scott Felder, Standard Pacific and Wilshire in the earlier phases, Highland Homes and Ashton Woods later. Ashton Woods’ Platinum Heights was announced as its final phase here back in 2019, and neither builder lists an active Highpointe community today. Practically speaking, Highpointe is built out. What that means for you as a buyer is simple and it is the most important structural fact on this page: you are not competing with a builder. There is no sales office quietly undercutting resale with incentives, which is exactly what is happening a few miles away in the newer communities.
Four pools — a lap pool, a main pool with a secluded adults-only area, a wader pool with a water feature, and a baby pool — open 5am to 10pm, May through October. A clubhouse with reservable event space, a conference room and a kitchen. A fitness center with restrooms and showers plus a separate dance and yoga studio. Two tennis courts, a basketball court, a soccer field and a baseball field. The lake and its trail, hiking and walking trails throughout, and a playground next to a patio with restrooms and a community BBQ station. Landscaped patios around the community that residents can reserve.
The HOA runs a real calendar too — Fourth of July, Halloween, seasonal events, a monthly book club, summer student programming and sports camps. Dues are not published publicly; ask me and I will get you the current figure and what it covers before you write an offer, because it is a real line item in your monthly number and it should not be a surprise at closing.
Highpointe is zoned to Dripping Springs ISD. Every Highpointe home I checked in the last twelve months of closed MLS records lists the same three campuses:
One thing to know that most listing copy has not caught up with: DSISD redrew its elementary and middle attendance zones effective the 2025-26 school year, adding a sixth elementary and expanding Sycamore Springs Middle’s capacity from 850 to 1,200. Older web pages about this area — including some builder pages — still show the pre-2025 assignments. (Confirm assigned campuses for any specific home.)
You get to downtown Austin on US 290 east through the Y at Oak Hill. In real life that is about half an hour off-peak and considerably more at 8 a.m., because the Y is the Y. Anyone quoting you a flat 25 minutes has not driven it on a Tuesday morning. The airport is a longer run, generally 40 to 50 minutes, and the drive west into Dripping Springs proper is a handful of minutes.
What people actually do out here is reorganize their week around it. The families who are happiest in Highpointe are the ones with at least one flexible or remote work schedule, or who work on the southwest side rather than downtown. If both spouses are in an office at Sixth and Congress five days a week, I will tell you that before you fall in love with the pools.
The schools-first family that did the math. They wanted Dripping Springs ISD, priced Dripping Springs proper, and realized that from Highpointe they get the same district with an Austin address and a shorter run to the southwest job corridor. These are most of my buyers here.
The amenity buyer. Two kids, both in something — swim team, soccer, tennis. Four pools and a set of real fields inside the gate of their own neighborhood is worth more to them than another 500 square feet, and they will tell you so in the first ten minutes.
The move-up from South Austin. Sold something in 78745 or 78749, wanted trees and space without going all the way out to acreage, and did not want a first-year build with a punch list. Highpointe’s 2014-vintage houses are past their settling problems and the landscaping has grown in, which is a real and underrated advantage.
Here is where this actually matters. In a built-out community with 34 sales a year and 91% of them in one size band, the comps are narrow and everybody uses the same five of them. The way you win as a buyer is not by finding a secret listing — it is by knowing which of those thirty-four sales are genuinely comparable to the house you want and which ones an agent is using because the number is convenient.
As a seller, the number that should drive your pricing conversation is not the 7% median increase. It is that price per foot has been flat for two years while days on market fell by more than a third. That tells you to price at the market and expect a fast, clean sale — and it tells you that stretching 5% above comps in the hope of a bidding war is not supported by anything in the last two years of data here.
I will pull the full closed set for your street and your square footage before we talk price, and I will show you the rows, not just the conclusion.
“Johnny did an incredible job helping me to negotiate the price down on this house. We got tens of thousands of dollars in discounts that I would not have had without his support. He remained available to me through several months of escrow while the house was being fixed up and was incredibly helpful in identifying new contractors.”

“We were so fortunate to have found Johnny Ronca 7 years ago when we bought our first home in Austin. He helped us find the right house in the right neighborhood, for the right price. He was so great we came back for his expertise when it was time to sell that first home and to help us with the purchase of our next home. Our family has definitely found our lifetime realtor.”
India G. · Repeat client, buyer & seller
“He sent us tailored options that considered all of our must-haves and was patient with us being super picky too. Once we found The One he went above and beyond to get our offer accepted within our budget — on a Saturday afternoon too! It was a really tight timeline before the holidays and before baby was born, and there’s no way we could have done it without Johnny!”
Margeaux O. · Austin buyer
“Johnny Ronca has been an invaluable asset throughout the sale of our old home and the purchase of our dream home. During the sale, Johnny facilitated a bidding war and got an all-cash offer significantly over our asking price. He helped us find and strategize our way into our new dream home and negotiated a way for us to move in prior to closing.”

Highpointe is a master-planned community of roughly 740 acres off FM 1826 in Hays County, with an Austin mailing address and the 78737 ZIP code, southwest of Austin and east of Dripping Springs.
Both, in the way that matters to people. The mailing address is Austin and the ZIP is 78737, but the county is Hays and the schools are Dripping Springs ISD. It is outside the Austin city limits.
Dripping Springs ISD. Recent closed MLS records for Highpointe homes list Sycamore Springs Elementary, Sycamore Springs Middle School and Dripping Springs High School. DSISD redrew elementary and middle zones for 2025-26, so confirm the assigned campuses for any specific home.
Thirty-four homes closed in the twelve months ending September 2026 at a median of $803,875, or $246.44 per square foot. Closings ranged from $530,400 to $1,100,000. The median home was 3,169 square feet on about a third of an acre.
The median price rose 7% year over year, but price per square foot was essentially flat — $246.29 to $246.44. The increase came from larger homes selling, not from values rising. What did improve is the selling experience: days on market fell from 31.5 to 20, and the median home closed at 97.2% of list rather than 95.5%.
A median of 20 days over the last twelve months, which is roughly half the 43-day median for the Dripping Springs 78620 market and about a third of the pace in nearby new-construction communities.
Four pools including a lap pool and an adults-only area, a clubhouse with event space and a kitchen, a fitness center with a dance and yoga studio, two tennis courts, a basketball court, soccer and baseball fields, a lake with a walking trail, a playground with a BBQ station, and trails throughout. The HOA also runs a year-round events calendar.
Effectively no. Ashton Woods announced its final Highpointe phase in 2019 and neither it nor Highland Homes lists an active community there today. What trades in Highpointe now is resale, which means you are not bidding against a builder’s incentive package.
The association does not publish its dues figure publicly. Ask me and I will get you the current amount and what it covers before you write an offer.
Highpointe is the established option: 2014-vintage homes at $246 a foot that sell in 20 days. Parten is the new-construction option at $287 a foot and 61.5 days. Bunker Ranch is the gated acreage option at a $1.2 million median on close to an acre. Same school district, three different buyers.
About half an hour off-peak via US 290 through the Y at Oak Hill, and meaningfully longer in the morning rush. The airport generally runs 40 to 50 minutes. Treat any flat quoted number with suspicion and drive it yourself at the hour you would actually be driving it.
